Low-carbon growth

Leading by example, we’re enabling our people, our customers and our suppliers to achieve long-term sustainable growth while reducing emissions.

We are determined to use our platform and our influence to play a leadership role in our industry’s response to the low carbon imperative. As a minimum, that means supporting all our markets across Europe in meeting their national objectives. You can see where our estates are located here. But our Responsible SEGRO framework takes us much further.

As well as setting ourselves demanding targets, we’re extending the challenge to our suppliers and our customers. We will achieve these goals through the strength of these relationships, the vision and determination of our teams, and the quality and depth of our shared innovation culture.

That doesn’t mean it’s going to be easy. We recognise that real estate is a significant contributor to carbon emissions. We are working to eliminate carbon emissions from the development of every new building and from the operations of existing buildings, while any residual carbon is offset or absorbed meaningfully and effectively.

Building better spaces

Our buildings are developed with high-quality specifications, raising the bar of sustainable industrial development and low-carbon growth. Photovoltaic panels, sensor-activated LED lights and air-sourced heat pumps are used to reduce energy consumption, while electronic vehicle charging points are installed to enable customers to use electric vehicles.

Embedding sustainability in our developments from the design phase, helps us take a full life-cycle approach. We work with partners and suppliers to find and deliver innovative, low carbon materials and techniques. This is how we will reduce the embodied carbon intensity of all new developments by at least 20% by 2030 (compared to a 2020 baseline), in line with our verified Science Based Target

Running carbon-free

We’re stepping up our use of renewable energy across our portfolio through promoting or supplying green energy tariffs, increasing our solar generation capacity and improving energy efficiency and sustainable transport solutions. We are committed to reducing the absolute level of carbon emissions from our operated properties by at least 42% by 2030 (compared to a 2020 baseline), in line with our verified Science Based Target.

We want to eliminate, as far as possible, all embodied and operating carbon emissions across our portfolio, including Scope 3 emissions. To address any residual carbon, we will research and implement pioneering approaches to carbon absorption and offset, using our scale and resources to create local, authentic and effective ways to capture carbon from the air.

Smart bins

We are using smart bins, which compact rubbish, enabling more waste to be held. Data on the volume of waste in the bins is sent to estate management teams in real-time, enabling bins to be emptied only when required, reducing vehicle movements and ensuring greater efficiency in waste collection.
